Quicken Loans 5 months later you come back and take money?? Internet

These people came into my checking account, took money our for an appriasal the SAME DAY the cancelled the loan. My bank charged this back, 5 months later they came back and took money out again, saying we approved the fee. (appraisal was never done and this was the ONLY authorization we gave). Michelle Townsend (supposed stupidvisor) refused to fax or email proof of authorization and they refuse to put a new supervisor on the phone.

Quicken Loans quickenloans Misrepresentation of Good Faith Money/Dishonest Information and Avoiding communication. Internet

I received a followup sales call from "Quicken Loans" wanting me to reattempt to obtain a Refinance Mortgage Loan after being denied 2 months prior. I spoke at length with Jacob Siegal who is a loan officer. I agreed for them to pull my credit for prequalifying purposes. I was told I was preapproved for the loan in which we had discussed for Refinance of my mortgage. They wanted a payment of $400.00 as a "good Faith" committment to ensure that I did not put them to all the trouble then back out. I repeatedly asked Mr. Siegal if there was any chance I would loose this money as I lived on a fixed income and could not afford to loose this payment. He assured me the only way I would loose it was if I backed out of the agreement. I then spoke with his supervisor and he also assured me of the same promise. I was to receive a credit of this money at closing which they assured me that occur within 30 days. Again, this was presented to me as 'good faith' money which would be returned at closing and I would loose Only if I backed out of the loan. I preceded based on that promise. 2 weeks into the loan process, they stopped communicating with me by email or by phone despite leaving many messages. I finally get a phone call requesting information that had NO bearing on this loan. They claimed the appraisal came in at a much lower figure but I later discovered that the apprasial came in at exactly the amount I needed to refinance as was per our initial plan. They kept requesting documents relating to property condition and repairs even though the apprasial reflected the property was in excellent condition and had pictures and descriptions of condition. They kept $376.00 of the 400.00 for the so called apprasial and credit report fee. The actual and factual refund policy is only made known to consumers after they establish the online account which cannot be done until after you have put forth your 'good faith committment' money and they prepare the loan documents for signature for you to sign. I have come to learn that this is a very common practice with Quicken Loans misrepresenting the so called Good Faith Money with the promise it will be returned to you at closing. They prequalify you and make you think that you are the only way your loan will not close when in fact, they find dishonest reasons to fail your loan and retain your money. I had to borrow this good faith money that they kept and they knew this as they agreed to wait almost a week to send it through the bank and then they later wanted proof that it wasn't borrowed. Again, they refused the loan stating the apprasial was too low when in fact it was exactly what was required to obtain the loan. I report this to my bank in an effort to get back my good faith money since they dishonestly denied the loan and kept it which will cause me to fall behind on my mortgage next month when the bank reverses the temporary credit. All in all, they are completely dishonest and are just a bunch of telemarketers who just want your 'GOOD FAITH MONEY" and will promise you anything to get it and assure you that your loan is a DONE DEAL. Even after they deny your loan, they will send your information to another loan officer to restart the phone calls again. They cause people financial hardship instead of helping you save your home.
In todays market, these people keep hurting the hurt, kicking them while their down all the while making you think JD Powers and Associates named them top on the list of Mortgage lenders.
Do your research before dealing with this company, you will find many of the exact same complaints and some worse.
DO NOT DEAL WITH QUICKEN LOANS!!! They are dishonest and deceivers. You will not get what you expect.

Quicken Loans Fraud, misrepresentation of good faith concerning promissory recourse. Internet

Have a sign testament from Quicken loan mortgage banker, that any future refinancing will be cost free. However Quicken separates those conditions into a non compliance category. In other words, I'm SOL. The loan was contingent upon that sole agreement. They took my money without offering any service toward that agreement. In other words the Quicken representative lied.

Quicken Loans Promised a refinance on home loan Detroit, Michigan

Quicken Loans told me that they would be able to refinance my home. I told the lender that I had previously got an appraisal six months ago and the value of my home had dropped significantly. The lender, Randy Ross, said it would be fine and told me they charged a $500.00 fee to do the appraisal. He also said that my address showed a value between 290,000.00 and 360,000.00. Again, I told him that even though my home was purchased in 2007 for 319,000, my appraisal done in September of 2010 was for only 274,000.00. He assured me that it would be fine. I paid the money and an appraisal was done. It came back at 260,000. He told me in order to do any type of refinance, I would need to bring $46,000.00 to the closing. I feel that I was ripped off. He should have never said that I even had a chance of refinancing. At one point, he even told me after the appraisal was done, that I still qualified for a 293,000.00 loan with no money due at closing. He then said it was an error due to fuzzy math. His fuzzy math wasted my time and money.

Quicken Loans Quicken scammed me of $350 now behind on present mortage Detroit, Michigan

Applied for refinance all was great offer of 3.9% two months no payments.so we started paying some stray bills using our april mortgage payment.yes this was after she told us we were good to go .well now to make up $1200 ooooooo ya loan approved e-mails bunch of documents,then the appraisal there appraiser, Ok 2006 had home ( water front property )appraised @ 177000. there appraisal .........98000.got the call: O were sorry nothing we can do for you at this time appraisal is to low.yep out $350 Quicken Loans scam scam scam scam

Quicken Loans Inc Took $500 deposit for an application and did not fulfill the original agreement. Refused to refund deposit. Detroit, Michigan

I spoke to a mortgage banker at Quicken Loans about refinancing my mortgage for a lower interest rate, keeping the payments as close to the current payment as possible, no money at closing, and not to extend the mortgage to a thirty-year mortgage. I told this representative I had another company that could offer what I asked, and he said he could provide me with a better offer, but I would have to pay $500 "good faith " deposit to lock in the lower interest rate of 3.99% and to start the application process. Once Quicken Loans received the $500 deposit, the initial discussion that convinced me to accept their company's offer changed. Quicken Loans included a clause in the application process that read if the customer stop the loan process he or she forfeit the $500 deposit. They did not include a clause if the customer is given an impossible offer or an offer that can not be agreed to then Quicken Loan will accept responsibility. They only acknowledge if their company refuse. As the application was processing, info was being disclosed. Everything was not disclosed during the initial discussion. The representative later informed me I needed $11,300 in order to close. Of course, that amount of money was more than discussed, so I refused to accept the loan and therefore lost my $500 deposit. They accepted no responsibility in their inadequacies. I was not given the opportunity of the three day review before acceptance because the loan was impossible to close on those terms. I feel their business was done unethically due to initially taking money with the pretense to deliver, but yet making it impossible for the customer to accept their offer. They take money for their expenses which is most, if not all of the deposit. Quicken Loans is a national company that is legally taking money from consumers and not completing reasonable services, therefore not providing the services discussed. Many complaints have been made against this company for similar issues, but yet they continues.

Quicken Loans Joe Ribelli, Teresa Koger, Mark Mazey, Mike Mallis, Derek Sturt, Santos, Kelly Mortgage Scam, Bait & Switch, Good Faith Deposit of $500

Quicken Loans just stole $500 from us and $500 from my daughter. We each gave a "Good Faith Deposit" of $500 each "to be deducted from the closing fee". BULL___#. They then turn you down and claim the $500 paid for the appraisal and the credit check. NONSENSE, NOT AS CONTRACTED. Will file complaints with BBB, FTC, and dispute charges on credit card. So far credit card has given me a partial refund. If they don't reverse the balance of the charges, I will cancel my American Express card. And will go to small claims court (no lawyer needed) for the balance. It'll cost them more than $500.00 to send a lawyer to fight you. So everyone who was scammed, please follow these steps.


They add additional closing costs, not discussed. They try to collect your credit card balance and add it to the loan. I have zero finance charge, so why would I pay Quicken Loans this balance. They try to collect taxes, already paid, to you loan amount.


On my daugther's loan, they tried to add 12,000 closing fees and $20,000 (twenty thousand) to pay down her existing mortgage....why would she give it to quicken loans and not her current mortgage company.


Their appraisal companies are yet another joke full of inaccuracies, not to mention being billed for a credit check.


I don't care if they know who I am complaining as I plan to pursue this. BBB & Forbes should think twice about endorsing this company. I now, have no faith in those companies as well.


On the wings of WorldCom, Enron, Bernie Madoff, etc., they should cease and desist from scamming the general public, especially in this economy. A class action suit is needed....sign 2 of us up.

Quicken Loans Poor Company, Quicken Loans, Incompetent, Livonia, Michigan

I had a very bad experience with Quicken Loans. First, they took money up front to process the loan. The person that I initially dealt with disappeared because is "license expired" and another loan officer was assigned to the account. Not to mention that during the process, I had several other individuals contact me with information or requesting information. There were so many different people involved; I could not keep track of their names.


My property was originally located in the flood plain on the old FEMA maps. After the property was developed, the elevation was above the flood plain. Not only did the developers receive a map amendment to the property, I had it resurveyed and obtained my own map amendment letter from FEMA.


Anyway Quicken Loans told me I would have to buy flood insurance for them to cover the house, so I sent the map amendment letter from FEMA to them.


Time went by and I am contacted by Quicken Loans again about why I did not have flood insurance on the property and that I would need to buy flood insurance to get the loan. They told me that FHA required it. I again sent the FEMA map amendment letter to them that clearly showed that we were not required to have the federally mandated flood insurance.


More time went by and I got contacted by them and they told me that FEMAs records show we are in a flood plain and that they would not honor the letter from FEMA because the street address on the letter did not match my address. I explained to them that the street address is just a reference address and is not the legal location of my property. The legal location of my property, as clearly show on the letter the legal location of the property. I was also told the the lender was rejecting the letter, not FHA.


More time goes on and I get another call from someone else about the "flood insurance dispute". I told them it is not a dispute, I am not required to have flood insurance and I don't have flood insurance and never did. I sent them the information once again.


I get one more call and this person is claiming that it was someone else rejecting the letter. This person actually had the copy of the letter right in front of them and told me that they need the FEMA "map amendment letter". This is curious because the letter says in big bold print: "Letter Of Map Amendment Determination Document (Removal)". I had enough of this.


The last person I talked to was to have someone call me about a refund of my initial deposit, but that never happened. So I took matters into my own hand and charged back on them.


I should have stuck with Bank of America, they are doing the refinance with none of the headaches, no new appraisal and no FHA involved.


Although the BoA mortgage bankers are out of state, at least they have banks in my area and are competent; they don't bring a circus of jokers into the process like Quicken Loans does. I also have dealt with Pulaski Bank about a mortgage and if I had not already had the loan with BoA and the process for the refinance being easier, I would have gone with them. I could have got a better rate.

Quicken Loans Rock Financial FLSA Lawsuit / Not Paying Overtime / Mistreated Employees Detroit, Michigan

When I was at Quicken Loans, we worked ridiculous hours! It was all day every day. When I first started, they had schedules posted with a 50 hour work week. Shortly after I was there, I asked the Sales Manager where the schedule was and he said they took it down because "you are not supposed to work more than 40 hours a week"... I could go on-and-on about the work environment... Cocaine use, sexual harassment, verbal abuse, coercion, fraud, bait and switch coaching, etc. The work environment is not the key issue I want to bring to everyone's attention. The FLSA lawsuit is what needs to be discussed. I want to bring to everyone's attention that DAN GILBERT AND QUICKEN LOANS HIRED AN ATTORNEY TO SOLICIT THE DEPT OF LABOR FOR THE 2006 OPINION LETTER REGARDING MORTGAGE EMPLOYEES EXEMPTION STATUS!! That's right folks. Quicken Loans and Dan Gilbert paid someone to "bend the law in their favor!" Here is the excerpt from workcforce . com "Quicken co-counsel Robert Davis, a partner at Mayer Brown who works from New York and Washington and is also an attorney for the Washington-based Mortgage Bankers Association, obtained the original 2006 Labor Department opinion in response to a query for the association. Attorneys for the employees argue he actually used that role to obtain a ruling that could undercut the Quicken employees." Dan Gilbert thinks he is above the law!! How does he walk free?!?!? Someone in Federal Government, PLEASE TAKE ACTION AGAINST HIM!
